TriStar provides tenant move-in orientation for every tenant we place. Orientations allow us to set clear expectations and avoid issues down the line. We’ll address everything from payment options to who they should contact for maintenance concerns. We will also perform a walkthrough with the tenant and make careful note of the property’s condition.

Online Tenant Portal

We offer an online tenant portal to streamline payment and allow renters to submit maintenance requests online. Within the portal, they can also designate the urgency of their request. For maintenance emergencies, like a leak, we’ll respond promptly to prevent further damage to your property.

Eviction Consulting

At TriStar, we do everything in our power to prevent evictions, starting with thoroughly screening each tenant. If a tenant is found in violation of their lease, however, and the issue cannot be resolved, we will consult with you on your options and coordinate the eviction. We’ll ensure the entire process is handled safely and professionally.

Application Requirements

TriStar conducts thorough tenant screenings before placing anyone in your rental property. In addition to running background checks and calling references, we have strict application requirements. Tenants must meet our minimum credit score and income requirements to prevent late-payment or non-payment issues. We’ll also keep you in compliance with fair housing laws .

Utility Transfer Coordination

Utility transfer coordination can be a time-consuming process. It typically involves notifying several utility companies and creating new payment accounts. We’ll coordinate with your new tenant to ensure the transition is seamless.

Eviction Guarantee

TriStar offers an eviction guarantee, meaning we will pay the eviction filing fees if a tenant we placed violates their lease.  Our screening process for applicants has helped us place countless high-quality tenants, but occasionally, someone who looks good on paper turns out to be a poor fit.
